Tagging Leads
The workflow begins when a lead submits their information or when manually added.
Ensure you properly tag leads as Buyer and [New] Buyer Lead Workflow to initiate the process.
You can refer to “Lead Routing Rules” for more details on tagging and routing leads. -
Automated Tasks After Lead Response
When the lead responds to the FAAP (Fully Automated Action Plan):- A task will be created for you to tag the lead according to their response.
- A note will be created to guide you on the next steps.
- The lead’s status will be updated accordingly.
Example Task: Tag lead based on response (Price Met, General Communication, etc.). - For Example:
If this inbound communication is via text message or email, the agent will be alerted in the inbox, then automations will…
[Create a task for the agent to tag the lead based on their response].
Here’s an example:
[Update the lead’s status if applicable].
(See statuses for more information).

Handling Replies
- If the lead provides relevant details, tag them appropriately (e.g., [Response: Price Met], [Response: Just Looking]).

- If the response is not relevant to LPMAMA criteria, tag them as “[Response: General Communication]” and restart the FAAP.
For example, if a lead says “just looking,” use the “Just Looking” tag and restart the FAAP. - Here’s an example of what this might look like:
You can see that the current FAAP has sent an email to Mallory asking for location and timeline. Mallory’s response above indicates that she’s not sure on either of those things. Since her reply doesn’t fall into LPMAMA criteria, Mallory shouldn’t be tagged with any LPMAMA related tags. Instead, you should tag Mallory as “[Response: General Communication],” reply back to Mallory to let her know that’s okay (or what you feel is the right response), and restart the FAAP.
5. LPMAMA Criteria
The workflow uses specific LPMAMA criteria (Location, Price, Mortgage, and Timeline) to guide leads through the process. Ensure you collect and tag these details as they are provided.
Example Workflow: If only one LPMAMA criterion is met, the workflow will proceed with specific follow-up tasks to gather the rest of the necessary information.
5. Best Practices
- Proper Tagging: Always ensure you apply the correct tags based on the lead’s responses to avoid delays and confusion.
- Monitor Lead Responses: Regularly check your inbox and review tasks to stay on top of lead engagement and next steps.
- Lead Status Updates: Keep lead statuses up to date for accurate tracking and efficient follow-ups.
- Leverage Automations: Automations will handle many tasks for you, but it’s important to stay engaged with lead updates to ensure a personal touch.
6. Troubleshooting Common Issues
-
