Market Updates for Seller Leads

Market Updates email your seller leads with real-time stats on active, pending, and sold listings that match their criteria.

Why This Feature Matters

Market Updates help you stay top-of-mind with seller leads by providing:

 

  • Consistent, automated emails with local market activity

  • Real-time data on comparable properties

  • Engagement opportunities that drive seller conversions

 

 

Step-by-Step Instructions

 

1. Create a Market Update

 

  • Open a lead’s Detail Page

  • Click the Searches tab in the top navigation

  • On the right side, click Create Market Update

 

 

2. Choose How to Create the Update

 

  • Custom Market Update: Build from scratch and select a feed (if applicable)

  • From Saved Searches: Choose from your favorited saved searches to auto-create a market update with matching criteria

 

 

3. Search & Filter Saved Searches (Optional)

 

  • Use the magnifying glass icon to filter saved searches if you have many

 

 

4. Manage the Market Update

Once created:

 

  • It appears in the same section as saved e-alerts

  • Use the Action column to:

     

    • Edit (pencil icon)

    • Delete (trash icon)

    • Send now (envelope icon)

    • Preview (blue arrow icon)

     

 

 

5. Customize the Frequency

 

  • Options include weekly, bi-weekly, monthly, or quarterly

 

 

6. Control Sold Listing Display

If your MLS feed includes sold data:

 

  • Limit sold listings to past 2 weeks, month, several months, or a year, depending on the size of the search area and market activity

 

 

What Your Leads Receive

 

  • Leads receive an automated email that includes:

     

    • The name of the update

    • A button linking to the live market update page

    • Basic stats on active, pending, and sold listings

    • Your user signature at the bottom of the email

      (Note: Email content is not customizable)

     

 

 

Viewing the Market Update

 

  • Leads are directed to a dedicated web page showing:

     

    • Tabs for Active, Pending, and Sold listings

    • Property photos, addresses, and key details

    • Hover for larger image preview

    • Click any listing to view full details

     

 

 

At the bottom of the page:

 

  • Average listing values are shown per status

  • Leads are prompted with a Call-to-Action to check their home value

     

    • If a Seller Lead Landing Page is enabled, they’re taken there

    • If not, they’re taken to your Free Market Analysis form

     

 

 

Best Practices

 

  • Set up Market Updates for seller leads as soon as they enter your system

  • Use favorited saved searches to create updates faster

  • Tailor frequency and sold data settings to match the pace of the local market

  • Follow up manually with leads who frequently open or engage with their updates

 

 

Troubleshooting Common Issues

 

Issue: No sold listings appear

Solution: Confirm your MLS feed and Sierra account include sold data

 

Issue: Update emails are not sent on a desired day/time

Solution: Emails are auto-sent based on the creation date and frequency, between 8–10 AM in your local time zone

How often is market update data refreshed?

Real-time, every time your MLS feed updates. The link always shows the latest available data.

 

Can I pick the exact day or time for updates to send?

Not yet. Delivery is automated and begins the day after setup, based on selected frequency.

 

Can leads create their own market updates on my website?

Not currently. Only users in your Sierra admin can create them, but a self-serve version is in development.

 

Can leads edit their own update criteria?

Not yet. All changes must be made by agents within Sierra.

 

Can I embed market update data into content pages?

A full solution is in progress. For a workaround, contact support@sierrainteractive.com.

 

Is this feature available to all clients?

Only sites built on Sierra’s responsive platform support Market Updates.
