Track Leads from PPC and Other Sources Using URL Parameters
Use custom URL parameters to tag, track, and route leads from PPC campaigns and other sources in Sierra CRM.
Why This Feature Matters
Tracking leads from ads and marketing campaigns helps you:
-
Identify lead sources and campaign performance
-
Automatically tag leads for easier routing and reporting
-
Gain visibility into which ads or keywords drive the most conversions
-
Enhance follow-up strategies using targeted tags
Step-by-Step Instructions
1. Use the Preferred UTM Parameters
Add these three UTM parameters to your landing page URLs:
-
utm_source: Defines the lead’s Source value
-
utm_campaign: Applies a tag to the lead
-
utm_term: Populates the lead’s “Keywords” field
Example:
https://www.yoursite.com/idx/search/?utm_source=google&utm_campaign=new-home-search&utm_term=affordable-condos
✅ Source and tag values will be searchable in the Manage Leads page and usable in Lead Routing.
2. Enable Dynamic Creation of Sources (Optional)
-
Go to Gear Icon > Manage Lead Sources
-
Enable “Allow Dynamic Creation of Sources from URLs”
-
This lets Sierra auto-create new Source values from UTM parameters
3. Use AWT and AWID Parameters for Tagging
Supported AWT Values:
-
awt=fb → Facebook PPC
-
awt=ggl → Google Ads
-
awt=yahoo → Yahoo PPC
-
awt=bing → Bing PPC
-
awt=ttr → Twitter PPC
-
awt=pt → Pinterest PPC
Use awid to specify the ad name, campaign, or keyword phrase.
Examples:
-
Google PPC targeting condos:
https://www.yoursite.com/beautiful-vista-condos/?awt=ggl&awid=beautiful-vista-condos
→ Tags applied: Google PPC, beautiful-vista-condos
-
Bing PPC targeting beaches:
https://www.yoursite.com/idx/results/?searchid=1234&awt=bing&awid=traffic-free-beaches
→ Tags applied: Bing PPC, traffic-free-beaches
-
Facebook ad for a specific property:
https://www.yoursite.com/idx/1234-main-st/?awt=fb&awid=1234-main-st
→ Tags applied: Facebook PPC, 1234-main-st
4. Format Your URL Correctly
Correct Formatting Tips:
-
Use “?” only once—for the first parameter
-
Use “&” for all subsequent parameters
-
Don’t use spaces or special characters in awid values
✅ Correct:
https://www.yoursite.com?searchid=1234&awt=ggl&awid=my-campaign
❌ Incorrect:
https://www.yoursite.com?searchid=1234?awt=ggl&awid=my-campaign
🔁 You may use multiple awid values, and each will be treated as a separate tag.
Best Practices
-
Use short, clear tags for easy filtering and reporting
-
Plan UTM/awid tags in advance to avoid duplication
-
Set up Lead Routing rules based on tags and sources for smart distribution
-
Regularly audit URLs to ensure correct formatting
