Why This Feature Matters
Access to Seller Lead Sites are limited to Manager-level users only.
In a competitive market, you can’t afford to wait for a lead to land in your lap. The real victory lies in being the first professional discovered by homeowners long before they officially enter the market.
Seller Lead Sites solve this by offering an automated, low-pressure way for potential clients to get valuable information and build trust while they are still in the 'curiosity' phase and off the radar of your competitors.
This tool helps you build a consistent listing pipeline by capturing both fully submitted forms and partial leads from homeowners who abandon the form after entering their address. This ensures you never miss an opportunity, save time with automated follow-up, and position yourself as the go-to market expert.

2. Customize Your Site in the Template Tabs
This is where you'll customize the look, feel, and function of your landing page. Work through each tab carefully.
- Layout Settings: Choose a background image that reflects your local market, select your brand colors, and write compelling headlines. For example, instead of "Home Value," try "Get Your Official 2025 Home Value Report."
- SEO / Meta Tags: Add a meta title and description to help your site appear in search results. Think like a homeowner: use terms like "free home valuation [Your City]."
- Lead Routing / Tracking: Automatically assign new leads to a specific agent or placed into distribution. This is also where you'll add tracking codes for Google Analytics or your Facebook Pixel.

Auto-Add Lead Tag with the Submitted Zip Code
When this option is selected, a tag will be added to the lead with the zip code of the property submitted via the seller lead site inquiry. This would allow you to, for example, route the lead based on zip code tag in your lead routing rules.
- Preview: Use this tab to see how your site looks before it goes live.
- Domain Mapping: You have three options: register a new domain, use one you already own, or use a free Sierra subdomain. see Domain Options for Your Site

Domain Options for Your Site
You have three flexible options for your site's web address. You'll set this up in the Domain Mapping tab.
Option 1: Use a Sierra Subdomain (Easiest)
This is the quickest way to get your site live. You can use a subdomain provided for free
Option 2: Register a New Domain
For a memorable and marketable URL (e.g., 123MainStreetTour.com), you can register a new domain directly through the Sierra tool.
Option 3: Use a Domain You Already Own
If you own a domain through a third-party registrar like GoDaddy, you can use it by updating its A records to point to Sierra's servers.

Best Practices for Higher Conversion
A great landing page is just the start. Use these strategies to maximize your results.
Hyperlocal Neighborhood Farming
You can build local recognition online by creating niche sites such as SierraSellerSites.com
When you promote these sites via social media or targeted mailers to a specific subdivision, you are speaking directly to that community. This hyperlocal focus makes homeowners feel that you are the primary expert for their specific street, not just a general agent in the city.
When running Google Ads with a "What’s My Home Worth" theme, you want to ensure the destination is a dedicated seller site. This creates a seamless experience for the user.
Because the landing page is designed for one specific purpose, you will likely see a significant boost in your overall conversion rates compared to sending traffic to a general homepage.
Modernizing Open House Sign-ins
The next time you host an open house, consider replacing the traditional paper sign-in sheet. You can display a QR code that directs visiting neighbors to your seller site. This allows you to capture contact information from potential sellers in the immediate area who are just beginning to research the market.
Automate Your Lead Follow-up
Efficiency is the key to managing a high volume of leads. You'll want to ensure your system automatically tags leads based on their selling timeframe, such as "Sell in 1-3 Months." Setting up these rules ensures that your highest-priority leads trigger immediate action plans.
Do not let partial leads sit idle. Because you have the property address, you have a golden opportunity for a targeted direct mail campaign. Try sending a personalized postcard offering a detailed market analysis or a list of recent comparable sales. This physical touchpoint often re-engages homeowners who weren't quite ready to provide their phone number online.
Leverage Hyperlocal Imagery
Building trust starts with visual recognition. Instead of using generic stock photos of houses that don't look like they belong in your area, use high-quality images of recognizable local landmarks or neighborhood entrances. This subtle cue shows visitors that you truly know their specific market.
Prioritize Design Simplicity
You should avoid adding extra form fields or unnecessary blocks of text that might distract the user. Our Seller Lead Sites feature a clean, simple design with a clear call to action that typically provides the best results for your marketing spend.
Maximize Site Visibility
A great tool only works if people see it. Make sure you link to your seller site in your email signature, on all your social media profiles, and within your digital advertisements. The more touchpoints you create, the more opportunities you have to generate consistent listing leads.
Troubleshooting
- My site isn't loading after I published it. What should I do?
This is often a DNS settings issue. Double-check that your domain settings are correct. If you're still having trouble, contact our support team for help. - Why aren't my leads being assigned correctly?
Check your settings in the "Lead Routing / Tracking" tab. Make sure you've assigned leads to a user or distribution pool and that any rules using the auto-applied tags (like "Sell in 3-6 Months") are set up correctly. - I'm not seeing any partial leads. What's wrong?
First, confirm that the feature is enabled by following Step 3 in the setup instructions. Remember, this feature only captures partial leads on Seller Lead Sites and the Exec homepage Seller tab, not on other forms like the Free Market Analysis page.
Frequently Asked Questions
- Can I create more than one seller site?
Yes, you can create multiple sites to target different neighborhoods, zip codes, or ad campaigns. - Does the Partial Seller Leads feature collect personal contact information?
No. For compliance reasons, this feature only captures the property address and other non-personal form data like bed or bath count. It does not capture names, emails, or phone numbers. - Where do I find my partial leads?
Navigate to your main Leads Dashboard and click the "Partial Seller Leads" tab to see a full list of captured addresses.
